Property developers & agents

Every buyer gets the brochure. A leak points back to its most likely source.

Off-market listings, floor plans, valuation reports, development appraisals and pre-launch brochures reach buyers, brokers and investors weeks before anything is public. When a PDF is forwarded or a listing screenshot lands on a rival's desk or a social feed, ExactMark tells you which recipient copy it most likely came from.

One brochure, one copy per recipient

Upload a PDF or image once and download a recipient-linked copy for each buyer, broker or investor, individually or as a ZIP.

Plans and appraisals keep their text

PDFs keep their original content and text. Measurements, schedules and valuations read exactly as you produced them.

Survives forwarding and screenshots

Screenshots at different resolutions, browser zoom, crops, resizing, JPEG and messaging-app recompression, small rotations.

Attribution or an inconclusive result

Evidence Lab names the most likely source with a confidence score and ranked candidates, or tells you it cannot.

The leak

The brochure went to fifty buyers under embargo. It was on a rival's desk before launch.

Where your material goes

  • Off-market listings and pre-launch brochures to hand-picked buyers and their agents.
  • Floor plans, specifications and valuation reports to brokers and introducers.
  • Development appraisals and cash-flow schedules to investors and lenders.
  • Data rooms and buyer portals where anyone with a login can take a screenshot.

How it usually leaks

  • A brochure PDF is forwarded on to a buyer who was never on the list.
  • A listing screenshot appears on a social feed with the price attached.
  • A competitor is quoting your guide price before you have released it.
  • A photographed appraisal page reaches a planning objector or the local press.

What ExactMark changes

Each recipient copy carries its own spatial signal, and each signed-in portal session carries a session-specific one. When the leak surfaces, an authorised team member uploads it to Evidence Lab and gets the most likely source with a confidence score and ranked candidates, or an inconclusive result.

It does not stop a buyer forwarding a PDF. It means you can have one direct conversation, backed by a PDF evidence report, instead of quietly wondering about fifty.

How it works

Built around the way a launch actually runs

Imprint handles the documents you send out. Web Sessions handles the portal and data room buyers sign in to. Evidence Lab handles the morning something surfaces.

Get started
  1. 1

Upload the brochure, plans or appraisal

Bring the PDF you already produce, or a PNG, JPG or WEBP. Imprint is a workspace-level tool, so the sales team can use it without touching the website.

  2. 2

Name every buyer, broker and investor

Add recipients by hand or import a CSV of up to 100. Download each recipient copy individually or the whole set as a ZIP, then send through your normal channels. Running a buyer portal? Add <script src="https://exactmark.com/script.js"> and call exactmark.identify(...) for the signed-in buyer.

  3. 3

    Investigate the morning it surfaces

Upload the screenshot or forwarded PDF to Evidence Lab, or forward it to your Web App's private evidence email address. Review the ranked candidates, record notes on the case, and download the branded PDF evidence report.

Capabilities

What comes with the workspace

ExactMark Imprint

Recipient-linked copies of PNG, JPG, WEBP and PDF files, each carrying the spatial signal plus signed, non-identifying file metadata and an opaque filename reference.

Web Sessions for portals and data rooms

One script tag renders a low-opacity, session-specific, redundant tiled signal over protected pages. Covert by default; visible and combined modes are available. The SDK never captures or records the page.

Evidence Lab

Normalises the leaked image and searches across crop position, continuous scale, small rotation, colour, brightness and compression before correlating against candidate copies and sessions.

Evidence by email

Forward a suspicious image or PDF to your Web App's private evidence address and a case opens without anyone needing to sign in first.

Branded PDF evidence report

Every case keeps its workflow state, notes and the original asset, and produces a downloadable report you can share with a director, a solicitor or the recipient in question.

Roles for sales, marketing and IT

Owner, Admin, Developer, Analyst and Viewer roles with invitations and per-Web-App access, so agents can run Imprint while developers manage the portal integration.

Questions

What agents and developers ask before they start

Does it stop a buyer forwarding the brochure?

No. ExactMark is not DRM and does not block forwarding, downloads or screenshots. It tells you which recipient copy a leaked page most likely came from, and buyers who know each copy is linked to them are less inclined to pass it on.

Is the mark visible on the brochure?

Not by default. The spatial signal is low-opacity and covert, so photography and layouts look exactly as your designer intended. A visible mode exists if you want the deterrent to be seen.

Can we avoid putting buyer names into ExactMark?

Yes. Recipients can be pseudonymised, and the mapping from Copy 12 to a real buyer can stay in your CRM. ExactMark only needs to know that Copy 12 exists.

Which file types are supported?

Imprint accepts PNG, JPG, WEBP and PDF, and PDFs keep their original content and text. Evidence Lab accepts leaked screenshots, images and PDFs.

Where is our data held, and what do you receive?

ExactMark is hosted in Dublin in the EU with Supabase in Ireland, and forensic data is encrypted at the application level with AES-256-GCM. Only the evidence files you submit are ever received.

Launch quietly. Investigate loudly.

Sign up, upload the brochure, and send every buyer a copy that is quietly theirs.
